Fresh flowers, daily housekeeping services, CD players, WiFi and optional turn-down service are included to help make your stay more enjoyable.  Some of our rooms have additional amenities, that are detailed below in our room descriptions.

Our rates range from mid-week peaceful season to weekend premier season. 

Premier Season rates- are valid Memorial day through Halloween and all holidays and special events through out the year. Rates range from $160 to $365 per evening.

Peaceful Season rates- are offered November 1^st through the end of May, excluding holidays and special events. Rates range from $125 to $330 per evening.  

Each room has midweek and weekend rates. Weekend rates apply to Friday, Saturday, and Sunday evenings. The room rate is for two people per room and includes our full serve gourmet breakfast from a set menu each morning and afternoon tea.

A limited number of rooms will accommodate a third guest at an additional $50 per night. The inn is not appropriate for children under 10.

Our five outside accessed carriage house rooms are dog friendly. There is an additional $30 per day, per dog charge and we offer excellent in-house dog-sitting. Please refer to our policies page for additional information.

"Main House"
	Katahdin ~ is a charming room located on the third floor of the main house. It has a queen size bed, private bath with shower and a beautiful view of the historic residential district of Kennebunkport.
	Florida ~ A lovely, bright room privately located in its own corner of the third floor. It has a private bath with a tub and shower. A queen size mission style bed is placed under a skylight for viewing the starry nights. Two trapezoidal doors give guests a wonderful overlook of the inn’s private lawns and gardens.
	Chatham ~ a beautiful room located on the first floor in the oldest part of the main house. It’s perfect for those who wish to avoid stairs. Decorated with warm cranberry, green and off white décor, this room also has ten foot high ceilings, crown molding and beautifully preserved hardwood floors. It has a queen size, four poster canopy bed, working fireplace, and full tiled bathroom with tub and shower.
	Connecticut ~ is a cozy and traditional style room located on the second floor of the main house. The Connecticut room has a unique, hand painted, black four poster canopy bed, hard pine wood floors, red and white toile wallpaper and lovely sitting area with a gas fireplace. The private bath has a corner shower.
	Camden ~ is a delightful, sunny room on the second floor with a queen four poster pineapple bed, antique armoire and working fireplace. There is a full bathroom with a cast iron tub and shower combination.
	Manhattan ~ is an elegant corner room located on the second floor of the main house. Ten foot ceilings, three large windows with Indian shutters and crown molding accent the beautiful four poster mahogany bed and working fireplace. The private bath has a small tub with shower and a pedestal sink.
	Monticello ~ is a large corner room on the second floor of the main house. It is traditionally decorated in colonial blue and white and has a queen four poster canopy bed, gas fireplace and tiled bathroom with shower.
	Adare ~ is located on the third floor and is uniquely furnished with an enormous king size sleigh bed and a two sided gas fireplace. The bath is Italian tiled and features a glass block shower with dual shower heads, pedestal sink and a claw foot soaking tub raised on a platform with a view of the gas fireplace.
	Assisi ~ is a beautiful, large room on  the third floor of the main house, with a king size Verdigris iron bed, and lovely sitting area in front of a gas fireplace. The bathroom is large with a pedestal sink and features a walk-in Italian tiled shower with dual shower heads.
	Winterthur ~ is one of the larger rooms on the property and also one of the most elegant. Located on the second floor at the end of a private hall, this room is decorated in cream and gold and has a queen four poster pencil post bed, large two person whirlpool spa, three sided gas fireplace and Italian tiled bath. This room also has a lovely sitting area with love seat, TV and refrigerator
"Carriage House"
	Terrace ~ is located on the first floor with French doors that lead directly to the brick terrace. It is reminiscent of a seaside cottage in Maine. This room has a queen bed, sky lighted bathroom with a tub/shower combination, flat screen TV, refrigerator, and charming sitting area.
	New Hampshire ~ this large two room suite is located on the second floor of the carriage house with an outside entrance through a screened porch shared with the Vermont Room. Decorated in earth tones, reflecting New Hampshire's New England heritage, this queen size bedded room has a stall shower and a sitting room with a twin size day bed, TV and refrigerator.
	Vermont ~ this bright and airy two room suite is on the second floor of the carriage house and shares the screened porch with the adjacent New Hampshire suite. It has a queen four poster bed in the bedroom and a separate sitting room with a twin day bed. A beautiful bathroom has an antique claw-foot soaking tub set under a skylight and a separate walk in shower.
	Hideaway ~ is a small cozy, second floor private outside accessed room, with a plush full size bed under a sky light, and a small private bath, making this room the perfect little hideaway. It has all the amenities and benefits of the inn, and can be used in conjunction with the New Hampshire suite, through an adjoining doorway.
	Baxter ~ Come stay in our fabulous newly renovated rustic luxury suite. Inspired by the old Maine camps, this room has a unique king size wooden bed, gas fireplace ,terra-cotta tiled bath with walk-in shower and a large two person whirlpool tub. This is a very romantic and private room with it's own entrance and screened in sitting area.
